The City strives to provide affordable rental housing through the Below Market Rate Rental Housing Program and other programs.

Affordable Rental Housing Programs

Sunnyvale offers a Below Market Rate (BMR) Rental Housing program. With this program, certain rental apartments are available at reduced rates. This program is for lower-income residents (households at 80% of Area Median Income).

We also offer an Affordable Rental Units (ARUs) program. This program offers rentals at reduced rates for very low-income residents (households at 50% of Area Median Income).

The BMR and ARU rent limits are set by the City. This is per Sunnyvale Municipal Code Chapter 19.69 or as outlined by California State Density Bonus Law.  

Do I Qualify for BMR or ARU Rental Housing?

You may if your income is below the program income limits. Priority is given to applicants who currently live or work in Sunnyvale.

Other Affordable Rental Properties

There are a number of affordable housing developments in Sunnyvale that offer rental units for lower-income households. Most of the units in these properties are available to very low-income households. Each property has its own eligibility requirements and application processes. Most properties have waiting lists.
