Special Flood Hazard Areas
There are certain areas of Sunnyvale which FEMA has designated as Special Flood Hazard Areas (SFHA). These areas are considered high risk for flooding.
- SFHAs are subject to flood inundation from a 100-year flood (a 1% or greater chance of flooding in any given year).
- SFHAs have special requirements for new construction or home remodeling.
- All properties with a federally backed mortgage within an SFHA are required to purchase flood insurance.

Flood Insurance
Standard property insurance does not cover losses from flooding. All Sunnyvale residents, including renters, can sign up for discounted flood insurance through the National Flood Insurance Program (NFIP). The City is a voluntary participant in the NFIP's Community Rating System program, and has secured a 15% discount on flood insurance policies for properties within the Special Flood Hazard Area.
Think about purchasing flood insurance proactively. When you purchase flood insurance, there is a 30-day mandatory waiting period before it goes into effect.
